Today’s Tech Savvy Home Buyer

September 27 2012

lwolf tech savvyBelieve it or not, when you are showing a house to today's modern home buyer, they will actually look up from their smart phone from time to time, if only to capture an image, then it's back to their phone to get a Zestimate, check out Trulia, do a map search for comparable properties, or search for the nearest Starbucks.

In other words, today's tech savvy home buyers have an abundance of information available to them at their fingertips, and they use it to their advantage. Technology has enabled buyers to become the ultimate educated consumer.

So what do agents and brokers need to do to provide instant access for their listings to the home buyer with an iPhone permanently attached to their hand?

Let's start with mobile web sites. Consumers are adopting mobile phones as their primary form of web browsing. Today's consumers are also impatient and expect an instant download of relevant, easily accessed information. So, if your web site isn't mobile compatible and fast, you will lose this prospect in the time it takes them to type in another URL.

Once they have accessed your mobile web site, will there be the feeling of gratification for the buyer? Are there lots of images, relevant links, and the ability to click a button to call you?

It's important that you keep your site updated. Whether you do this with a blog, news, or you change your home page with new images and content, it tells the buyer that you are actively trying to be the best agent you can be. Social media links including Facebook, Twitter, YouTube and LinkedIn are now featured on most sites.

You must also provide all of the tools that a modern buyer requires for their research and an intuitive navigation that is easy to use. Tools would include custom map searches, pinpoint map searches, new listing notifications, demographic and lifestyle information and local business references.
