Unlike Penguin and Panda, Google Hummingbird is not just an update – it's a complete search algorithm overhaul designed to handle more complex queries, like "Who is the best short sale agent in Atlanta?" It is estimated that this new algorithm will affect 90% of all searches.

Semantic search has replaced keyword matching. This means that Google is focusing on the relationship and meanings of search phrases, rather than just matching popular terms. Part of the reason for this shift is today's mobile marketplace. Many users are now searching Google with voice commands, resulting in conversational-sounding searches that include phrase and complete sentences. Google believes that Hummingbird will produce more accurate results.

Don't let this little bird intimidate you! In fact, if you already generate unique, relevant content on a semi-regular basis, Hummingbird is your best friend. The new algorithm rewards websites with quality content, human-sounding language (as opposed to robot-generated language), links to or from related websites and active social media engagement.

But if your previous SEO strategy relied heavily on keywords, now is a great time to switch it up a little. While keywords are still important, they are no longer the centerpiece of search. Pages that overuse keywords to the extent that text does not flow naturally will see a decrease in traffic, particularly if there is no valuable content.

All of your website pages should, as a goal, answer a question potential prospects might ask. What neighborhoods are best, which mortgage lenders to use, what the inspection process is, whether a new home is better than an old home, even what your contact information is... this is all content that will drive buyers and sellers in your area to your website, with the help of Hummingbird.

  • Review keyword density – don't overdo it
  • Make sure your website copy reads like natural speech
  • Ensure pages are phrased to address questions that people frequently ask
  • Check to see if your social accounts are linked to your website
  • Add a calendar reminder to update your web content on a regular basis
